The lessor shall reimburse the tenants' organisation for the costs that are directly related to and reasonably necessary for the performance of the tasks referred to in Articles 3, 4, 5 and 5b. These costs shall in any event include the costs of inviting experts and requesting information and advice as referred to in Article 5d, as well as the costs of training and educational activities as referred to in Article 5e.
The landlord and the tenants' organization agree that the costs incurred in a calendar year, as referred to in the first paragraph, shall be fixed at a certain amount, which the tenants' organization may spend at its own discretion. Within two months after the end of the year referred to in the first sentence, the tenants' organization shall render an account to the landlord regarding the expenditure of the funds made available. Costs that would cause the amount referred to here to be exceeded shall only be borne by the landlord insofar as he consents to bearing them.
De verhuurder vergoedt aan de huurdersorganisatie de kosten die rechtstreeks samenhangen met en redelijkerwijs noodzakelijk zijn voor de vervulling van de taken, genoemd in de artikelen 3, 4, 5 en 5b. Onder deze kosten worden in ieder geval begrepen de kosten van het uitnodigen van deskundigen en het vragen van inlichtingen en adviezen als bedoeld in artikel 5d, en de kosten van scholings- en vormingsactiviteiten als bedoeld in artikel 5e.
De verhuurder en de huurdersorganisatie komen overeen dat de in een kalenderjaar gemaakte kosten, bedoeld in het eerste lid, worden vastgesteld op een bepaald bedrag, dat de huurdersorganisatie naar eigen inzicht kan besteden. De huurdersorganisatie legt binnen twee maanden na afloop van het jaar, bedoeld in de eerste volzin, aan de verhuurder verantwoording af over de besteding van de ter beschikking gestelde gelden. Kosten waardoor het hier bedoelde bedrag zal worden overschreden, komen slechts ten laste van de verhuurder, voorzover hij in het dragen daarvan toestemt.
